We hear all the reasons imaginable that will basically mean you’ll quickly need to rent out your home. Financially, you couldn’t afford not to.

6 tips for choosing the right tenant 

1. Take your time. Don’t rush the search. You’re better to go without a tenant for a month, than to choose one who doesn’t fit.

2. Meet your tenants in person. Even if you’re working with a property manager, always meet your potential tenant in person. You have a better idea of what you’re looking for.

3. Trust your instincts. If your gut says something’s not right, it’s probably right. Listen to it.

4. Ask for references. Always ask for references. Make sure to have a list of questions on hand. And don’t feel bad about prying – it could be the difference between a good and terrible tenant.

5. Run a credit check. This isn’t always possible, but if you can do one then do it.

6. Use a lease and get a deposit (this is a legal obligation). Make sure you have your tenant sign a lease and always take at least one month’s rent as a deposit (look at rental deposit scheme) in case anything should happen.

Renting Horror Stories

In the last couple of weeks we’ve heard some real horror stories about tenants in various property to let in Liverpool. I thought I’d share a couple of quick stories then give you advice on how to avoid these pitfalls.

Problem – Not paying rent

Some of the most common and worst experiences involve this type of circumstance. Usually it’s a friend, maybe they’ve had some recent issues and need a house to let in Liverpool. You’re more open to them as prospective tenants, but take heed! We’ve heard horror stories from independent landlords about friends that only end up paying rent for the first couple of months, and then sneak away. You can sometimes be easily persuaded by people you know, as they imply the trust you need. The result is you skip over the must needed checks that are designed to protect you from this type of problem.

Resolution

Don’t even think of missing out on credit checks! Please don’t forget to take a security deposit… It’s a mandatory requirement. This will ensure your prospective tenants are not only solvent enough to pay, but have an incentive. Another trick is ‘power distance’ (the further you remove yourself, the more power you have)! If you have a lettings agent collecting rent, they can be as nasty or as nice as needed. They can collect rent from friends, enforce the rules, and basically do all the nasty work without any fear of compromising your friendship.

Problem – Renting to family

On request of another family member, you decide to rent to a cousin or relation you’re not that close with. They wreck the house, may sell some fixtures and furniture, and destroy your reputation with neighbours. When they leave, you need some serious repairs before you can bring in another tenant. They talk to family members and persuaded them that the property was already in disrepair and use phrases along the lines of… “when we moved in, the place was already missing…”

Resolution

The same resolution as above, checks, checks and more checks! You should always take detailed lists of the property fixtures, fittings, and previous damage. Walk round with the tenant and point these out to all interested parties. A lettings agent, will be vastly experienced at this and knows all the potential trouble spots. I can’t stress enough that letting agents just have an eye for these things, and will make sure the handover is watertight. They will also pull no punches! They won’t create any animosity between family and yourself, and will quickly be able to produce signed documents that can settle the disputes.

Problem -  Pets In The Home

We know of animal lovers who once they’ve their own place, start collecting animals. You may have initially only agreed to an outside dog, but later down the line, you’re made aware of lot’s of dogs and cats. Sometimes they may alter your garden, extra fences, I’ve even heard of a basements full of animal cages, that they couldn’t possibly keep clean and smell free!

Resolution

You must detail specific acceptable and unacceptable areas in the contract. You should have a keen dialogue with neighbours and if anything comes up, arrange a visit. Lettings agents will be able to give you air tight contracts which can include penalties for unacceptable additions to the property and unwanted animals.

Conclusion

Basically, you need to smart when renting out your property! A property management company can take away the hassle and be as involved as much or as little as you wish.

Moving to Another City

Are you planning to move to a different city? You may even be moving overseas.

So this may result in having a flat to rent Liverpool. When you move you’ll probably initially rent before you buy in your new area.

You will hear lots of stories of damage, prospective tenants may cause. Our last post details some of the possible damage that maybe caused by these rogue tenants.

I say it’s very important to use the services of a property management company.

A couple of scenarios can play out with this type of situation.

Firstly, you could be diligent, set rules and processes and rent the house out of your own accord. You may get a fantastic tenant who pays on time, is great with the neigbours and respectful to your property. They may even enhance the property, and keep it and the grounds to the high standards you’d expect if they were the actual homeowner. Upon leaving, they may be reasonable with timescales and not cause you any unnecessary stress.

Secondly, Living in the real world. Tenants have issues, the extended period of rental time inevitably leads to differences into the tenant owner relationship. Even if you have an angel of a tenant you’ll inevitably be at odds over certain issues. You’ll probably miss certain things on accounting for fixtures fittings and furnishing and unless you’re on the ball, you’ll get burnt.

Having a third party such as a letting agent, helps. Let them be the bad guys, they can enforce the rules, while being legally compliant and you never have to be involved in the day to day running of your property.

While choice is always good, it can be difficult to differentiate. So what should you be looking for, and how can you help to make sure you choose the right tenant?

Check references

References are amongst the most useful tools available to you in the hunt for reliable tenants. The references you request will depend on the nature of your property. But residential landlords would be wise to request at least a verifiable reference from the prospective tenant’s previous landlord. Remember, though, that these are easily faked, so you should always follow up the reference – for example by phoning.

You may also choose to ask for an employer’s reference, but you should remember that this is not a guarantee of the tenant’s ability to pay their rent. Similarly, some landlords ask for an affordability reference from the prospective tenant’s bank. The bank will tell you whether or not, in their view, the tenant is good for the money – but again, you should not use this as your sole indicator.

6 Think about your tenants

Although you cannot choose a property to fit in with local demand as a traditional buy-to-let investor would, you may be able to make adjustments. ‘In a busy student town, for example, bedrooms are key, and you will be able to maximise rents by converting any extra space or a second reception room into another bedroom,’ Heron says.

7 Spend some money on it

Your plan to rent out your property may be for the short term, but you may need to make some changes, particularly the decor, if you want to attract tenants. ‘Don’t scrimp on fixtures and finish,’ Heron says. ‘High-quality items will last longer, attract better tenants and allow you to optimise rents.’

8 Follow the rules

There is a host of legal obligations and regulations to follow. You need to ensure that the furniture, gas and electricity systems comply with health and safety regulations and that your tenants’ deposit is insured and protected by a tenancy deposit scheme. If you are renting out a large property to five tenants or more, you may have to apply for a houses in multiple occupancy licence from the local council. The rules are complex: go to www.communities.gov.uk . Remember that from October all landlords will have to have an energy performance certificate available for tenants to see. Don’t forget to familiarise yourself with the tax rules.

9 Pick tenants with care…

Failure to carry out proper checks on tenants can be costly. The National Landlords Association offers a tenant check that includes bankruptcy and county court judgement searches for £28 (£6 to NLA members). Once your tenants are in place, treat them as clients. ‘Respond quickly, politely and effectively to their requests, especially when something has broken down,’ Heron says.

10 … or pay a lettings agent

If you know that you will not have time to vet tenants and manage your property effectively yourself, consider a lettings agent. Management usually costs about 10 per cent of the rental income per annum, but is often well worth it. ‘you are unable to deal quickly and efficiently with your tenants’ demands, they won’t stick around,’ Leeming says.
